The LEGO Modular Building Series โ€” the annual 16+ adult-targeted city sets โ€” is the most reliable investment-grade theme LEGO produces. Prices on retired modulars routinely climb 50โ€“100% within two years of pull, and demand has never softened.

  • 10312 Jazz Club โ€” Released 2023, now 3 years on shelves. Modulars typically run 3โ€“4 years before retirement. Get this before the end of 2026.
  • 10326 Natural History Museum โ€” Released 2023. Same retirement window.
  • 10337 Italian Bakery โ€” 2024 release. Probably 2โ€“3 more years. Lowest urgency.
  • 10350 Tudor Corner โ€” 2025 release. Latest. Buy when ready, no rush.

Closer to retirement

LEGO has not formally announced retirement dates, but pattern-watching suggests 10312 Jazz Club is closest to the door. If you want it, the next major sale (likely fall 2026) is your buy window.

What to actually pay

MSRP on most modulars runs $230โ€“280. Sale prices typically bottom out around 15โ€“20% off โ€” these sets rarely see 30% cuts because LEGO knows the demand is durable.

Target and Walmart usually beat LEGO.com on price during seasonal sales, but LEGO.com offers double VIP point promos that can match or beat the third-party discount when factored in.

What we'd skip

If you're not actually going to display the set, don't buy it as "investment." Modular speculation looks great in retrospect but locks up $250 per box for 2โ€“3 years and requires storage space, careful resale logistics, and the risk you call retirement timing wrong.

The people making real money on retired modulars bought them to enjoy first.

Storage matters for resale

If you do buy with eventual resale in mind: keep the box flat, store in a climate-controlled space, and never open a sealed copy. Sealed retired modulars in mint boxes command 40โ€“60% more than opened ones.

That said โ€” your first modular should be one you actually want to build. The financial upside on undamaged retirees is real but secondary.
